Founded in 1971, Ianniello Anderson, P.C. has established a reputation as the area’s premier real estate law firm. There are few, if any, Upstate New York real estate law firms that have handled as great a number or as wide a variety of real estate transactions.

Today, Ianniello Anderson, P.C. has expanded its real estate practice to include the litigation of complex real estate disputes, title curative actions, loss mitigation, commercial real estate matters, commercial landlord tenant matters, Article 78 proceedings and complex foreclosures. Our litigation attorneys also handle a wide range of civil and criminal matters.

Ianniello Anderson, P.C. handles environmental zoning, land use and municipal matters at every level, representing developers, municipalities, builders and investors. Since 1971, the law firm of Ianniello Andersen, P.C. has been working with clients on a wide range of real estate transactions in the greater Albany, Troy, Saratoga Springs, Glens Falls and Clifton Park areas.

Residential Real Estate

Because buying or selling residential real estate can be an emotional and stressful process, we provide all of our clients with personal attention and work diligently to ensure the intended deal proceeds smoothly. Our real estate attorneys routinely prepare all the necessary legal documents, offer advice on a variety of financing arrangements, and also have extensive experience conducting real estate closings.

Commercial Real Estate

The commercial real estate market in the greater Albany area is far more complex than the residential market and is subject to a number of federal, state and local laws and regulations. The purchase and sale of office buildings, apartment buildings, shopping centers and other commercial properties ultimately depends on a number of factors including zoning, title clearance and obtaining financing. These matters not only require the high-level skills of our attorneys, but their knowledge of local laws and customs as well.

Refinancing

While some individuals attempt to go through the refinancing process without legal assistance, this is not recommended. There will be a lawyer, or lawyers, involved in the process even if the borrower does not hire one of his or her own. The lender will have at least one lawyer involved in the refinancing. It is important to note that the lender’s lawyer does not represent the interests of the borrower, and is not the borrower’s lawyer, even if the borrower is paying the lender’s lawyer’s legal fees. If the borrower wants legal representation, the borrower needs to hire his own separate attorney.

Institutional Client Real Estate or Loss Mitigation

Ianniello Andersen, P.C. represents institutional clients in real estate transactions in the eastern upstate New York area on matters ranging from traditional new mortgage closings, refinancing’s, to obtaining property reports and title commitments. We also handle more complex loss mitigation legal and title services such as deed-in-lieu of foreclosure transactions, loan modification agreements, short sales and other alternatives to foreclosure.

Title Insurance

Our firm offers a full range of title insurance and closing/settlement services. We serve homebuyers and sellers, real estate professionals, loan originators and servicers, commercial property professionals, homebuilders and others involved in residential and commercial property transactions with products and services suited for their needs.
