Question

Unreliable Landlord

Asked 14 January 2015 · needs an answer

The question

Our Community Manager (CM) seems incapable of handling their job.

The CM would not lets us look over the lease before signing it. Then kept the lease for over 30 days before we complained to the Management group who oversees all the different communities.

We notified our CM 2 weeks in advance of our desired move in date, the date came and the CM did not have the unit cleaned or 100% ready to live in. Mind you this is a BRAND NEW 2014 building and we are the first to live in this unit. It took over 30 days and a meeting with the management to get someone to come clean the place.

The CM withheld all of our packages in their office and would not accommodate a time for us to come get our packages. Their office hours are 9-5, we work 20 mins away from 8-5. Also would not let carriers deliver the package to our door.

The CM had no urgency in fixing our water heater in December, in Michigan when we had NO hot water. We had to contact the management group to get any service...went over 3 days without hot water AND this is a brand new housing unit...we are the first people to live in the unit.

We gave the CM a list of issues during a meeting with the CM and the management company on July 25th and over 200 days later they still have not all been taken care of. Even though we have paid rent in full and on time every month.

I have been cc'ing the management company (specifically a managing partner) on every email sent to the CM regarding our issues...so far not all the issues have been resolved, the CM has lied in multiple emails, and the managing partner nor anyone from the management company has responded/apologized to me for the delay in all the issues.

My roommate and my self have wasted over 40 hours of PTO and countless hours wasted at work emailing and calling the CM to get our issues fixed...of which they are still not all fixed.

The amenities list 24/7 Maintenance however the maintenance guy is only available after his day job which has him home at different times every day.

The amenities also list secured entry building but not all the doors are secured, and some don't even have deadbolt locks.

The amenities also list gym facilities but the only thing on the property so far is four 11 x 5 rooms (one on each floor) and 3 of them are filled with 1-2 workout machines, there are no instructions on how to use the units, no safety precautions, and there are no guidelines on sanitary issues regarding the equipment and there is nothing provided in the rooms to wipe down the units after use.

We can hear every foot step, toilet flush, shower and door opening or closing from the upstairs neighbor as well as smelling marijuana from the vents, and we live in a no smoking community.
